All of our Tenancy Agreements and associated documents have been made available for you to purchase and download. These are the same forms we use and are of our own copyrighted design. They have served us well and have evolved over the previous 15 years of use. We recommend that all multi page documents are printed double sided if you can, this saves paper and also makes the documents easier to use. Lodger/Room Rental Agreement - £2.50
This form is for anyone who wishes to take in a lodger or rent a room within their own home. HMRC allow you to earn up to £4,250 per year (just over £350 per month) tax-free through the Rent-a-Room scheme.

Inventory / Schedule of Condition Form - £2.50
24 pages of room by room check and comment boxes to enable an accurate Inventory/Schedule of Condition list to be created prior to a Tenant moving in.

Tenancy Application Form - £2.50
This 4 page form should be completed by any/all prospective Tenants so a Landlord can begin to process their application. This is an important document that forms the basis of any subsequent tenancy.

Guarantor Application Form. - £2.50
This 3 page form is to be given to anyone who wishes to act as a Guarantor for a Tenant. When completed it should help a Landlord to determine if they are suitable to act as Guarantor.

Guarantor Declaration Form - £1.50
This is the form any person accepted by a Landlord (as a Guarantor for a Tenant) should complete to legally act as Guarantor.

Notice of Possession - Section 21(2) - £1.50
This form is to be given to your Tenant when you wish to end a tenancy and recover possession of your property during the unexpired initial/minimum tenancy term.

Notice of Possession - Section 21 (4) Periodic Tenant - £1.50
This form is to be given to your Tenant when you wish to end a tenancy and recover possession of your property after the initial/minimum tenancy period has expired.

4 Pro-forma Landlord letters for utility suppliers and council tax - £1.50
These four letters are to be completed by a new Tenant and Landlord then sent to the relevant suppliers of Electricity, Gas, Water and local authority. Ensuring that there are no delays or mistakes during an occupancy change.
